Why clay makes repairs expensive

Western Plains Public Health sizes a drainfield by soil type, per gallon of daily flow: sand 0.83 square feet, loam 1.67, silt loam 2.0, clay 2.2 and fat clay 4.2. A clay site can need two to five times the area of a sandy one.

National estimates put drainfield replacement at roughly $5,000–$20,000, mostly $8,000–$15,000, with mound systems $15,000–$30,000 or more. Ask the contractor which soil your lot has.

What a repair permit involves in Burleigh

Burleigh's form PF 103-21 covers new septic systems and repairs. The county wants a certified soils report or a drainfield of 350 square feet per bedroom, trenches no deeper than 4 feet and at least 2 feet above groundwater, and runs no longer than 100 feet.

A well that is under 100 feet deep needs a 100-foot setback. An as-built drawing is required once the work is done.

Who can do the work now

Installer licensing moved from local health units to ND DEQ in August 2025 under NDCC chapter 23.1-07.1. Penalties reach $12,500 per violation, and homeowners working on their own property are exempt.

Older local installer licences stay valid until 31 December 2026 or until DEQ adopts its new rules, so ask any installer which licence they hold.

Rebates

ND DEQ's Septic Renovation Water Quality Initiative can pay rebates for failing systems over ten years old, but only inside an approved project area run by a local sponsor. We haven't found an active Burleigh or Morton project, so ask your county whether your area qualifies.

Can a failing drainfield be repaired or must it be replaced?

Sometimes a broken pipe, baffle or distribution box is the only problem. A saturated, clogged drainfield usually means replacement. Get an inspection first.

Do I need a permit for a repair?

Yes in both counties. Rural Burleigh uses Building/Planning/Zoning. Morton uses Western Plains Public Health, at $225 with a licensed installer or $300 for a homeowner install.

Can repairs be done in January?

Generally no. Burleigh's permit says no work after the ground has frozen.
